Anne Lockwood

Anne joined the Company in 2002 to develop the Property Department. She is renowned and well regarded by all her clients for her friendly and efficient approach. She has called upon her previous experience as Assistant Manager for a prominent mortgage lender in dealing with estate agents, lenders and mortgage brokers alike. Anne recognises that good communication is essential and prides herself on being generally available to clients when they call in or telephone at any time of the day. Anne is happy to keep clients informed by letter, e-mail, telephone or even text message; whichever is their preferred choice.

Anne prides herself on providing an excellent service. She recognises that moving house is one of the most stressful situations and provides advice and support, not only for the sale and purchase of properties, but also in remortgages and transfers of ownership. Being neither a city centre firm nor a high volume conveyancing practice, she is able to ensure that she can dedicate herself to clients.

Anne covers freehold and leasehold Residential and Commercial Conveyancing, Commercial Leases and Landlord and Tenant matters. Anne also undertakes Private Client work including Wills and Probate.

Residential Conveyancing

Anne deals with the Purchase and Sale of Residential Property, both Freehold and Leasehold. She handles both new houses and existing ones and is happy to meet with clients both at home and in the office.

Anne also deals with the Sale and Purchase of Leasehold flats and also handles the purchase of Freehold Reversions. Anne also has an eclectic mix of clients who regularly instruct her to purchase and sell country properties and agricultural properties.

Anne also has a lot of experience in buying Residential properties at Auction and is able to guide clients through the process of buying at Auction and avoiding the pitfalls. Once the hammer comes down, its your property !!

Anne has a wealth of experience in the Purchase and Sale of Freehold and Leasehold Commercial Property of all types including:-

Anne’s extensive experience in Commercial Property Leases’ Landlord and Tenant Matters mean that her commercial clients’ interests are well protected.

Anne acts for both Landlords and Tenants and is able to build protective provisions into leases, whichever client she acts for.

She can also deal with Surrenders of Leases. Anne deals with all types of Commercial Property including:-

Wills, Probate and Administration of Estates

Preparation of Wills including Mutual Wills – now more commonplace due to “extended families”

Anne has extensive experience in Probate and the Administration of Estates including preparation of Oaths for Executors and Administrators; Calculation and submission of Inheritance Tax Account; Administration of the Estates; Preparation of Estate Accounts and eventual distribution.

Anne has also acted in the complex case of Administering settling an Estate for the victim of an unlawful killing which included an application to court by the Beneficiary to continue to benefit under the Estate.

2. Anne has her Day Skipper Yachting Qualification and has taken the helm of an America’s Cup Yacht, although disappointingly not during the race itself!
